
Pilot light out, broken thermostat, failed heating element (electric), tripped breaker, or gas valve issue. Usually a same-day fix.
Sediment buildup at the bottom of the tank. A proper flush often extends the unit's life by years.
Thermostat needs adjustment or replacement, broken dip tube, or sediment limiting capacity. Usually fixable without replacement.
Failing heating element, sediment buildup, broken dip tube. Sometimes a sign the tank is undersized for your home — but often repairable.
Bad thermocouple (most common — cheap fix), gas valve issue, or venting problem. Don't ignore — gas issues are safety issues.
Anode rod failing or tank corrosion. Anode rod is a cheap fix; tank corrosion usually means replacement is near.
Pressure relief valve dripping, drain valve leak, or supply fitting issue. Usually repairable. Leaking from the tank itself is different — that's replacement territory.
Smell of gas near the unit = shut off the gas valve and call immediately. Other smells (sulfur, metallic) usually mean anode rod or bacteria issues. Both fixable.
Reasonable concern. When we diagnose, we look at the whole unit — not just the broken part. If we see the tank itself is near end-of-life (corrosion, age, repeated issues), we'll tell you that the repair is a bandaid before quoting it. You decide which way to go with full information.
Sometimes yes, sometimes no. A thermocouple on a 12-year-old gas unit might be fine — they have years of life left if the tank is in good shape. A heating element on a 14-year-old electric tank that's already showing rust? Probably not worth it. We assess and tell you honestly.
