Hot water boilers typically last 15–25 years. Past that, you're on borrowed time. Efficiency drops, parts get harder to find.
Water leaking from inside the boiler itself (not a fitting or valve) is heat exchanger failure. Almost never economically repairable.
Two or three repair calls in a year is the system telling you something. The next failure will probably be the last.
Old boilers lose efficiency every year — corrosion, sediment, deteriorating components. A high-efficiency replacement can cut heating bills 20–40%.
After repair, bleeding, and balancing — if some areas still won't heat properly, the boiler itself may not be producing or circulating enough heat.
External rust often signals internal corrosion. Once the pressure vessel is compromised, repair isn't an option.
Best for: Tight budgets, simple replacements, homes you don't plan to stay in long-term. Lower upfront cost, proven technology, easy to service.
Best for: Most Union County homes. Solid middle ground — better efficiency than standard without the higher install complexity of condensing units.
Best for: Homes you'll stay in long-term, larger heating loads, anyone maximizing NJ Clean Energy rebates. Highest upfront cost but biggest long-term savings. Requires venting upgrade (often through sidewall) and condensate drain.
Very common in older Union County homes. Steam heating was the standard from the 1900s through the 1950s — and most original systems are still running. We'll walk you through what you have, what's normal vs. what's a problem, and what maintenance the boiler needs. No talking down to you, no jargon.
Maybe — maybe not. Old cast-iron steam boilers are workhorses. We've seen 70- and 80-year-old units still running well with proper maintenance. We assess: pressure vessel condition, efficiency, parts availability, and your fuel costs. If repair makes sense, we repair. If replacement is genuinely the better call, we tell you straight.
No. It's a common myth that "steam pipes just bang." Banging is condensate (water) getting smashed by steam — and it's always fixable. Usually pitch, venting, or a failing steam trap. We hear it, find the cause, and fix it. Your house can be quiet.
Hear this constantly. Steam expertise has been disappearing from the trade — newer plumbers are trained on hot water and forced-air systems. We're one of the few in Union County that still services steam comprehensively. If you've been told "we don't do steam" or "you should just replace it," call us before you spend the money.

40+ years working on steam systems in Union County. Elizabeth, Hillside, Roselle, Union — we know these old homes.
Many newer plumbers don't work on steam. We do — and we know the diagnostics that take experience to learn.
Old steam boilers often have decades of life left. We don't push replacement unless it's actually time.
